Industry Knowledge

As trained professionals, we know what comparable properties are renting for, and what the market demand is.  This knowledge enables us to identify the fair market value for your rental property.

Our involvement with the Wisconsin and National Realtors Association® keeps us abreast of the current developments that affect your rental property.  We will help you avoid legal problems with our knowledge of the current real estate and fair housing laws as they pertain to rental property.  Let us handle all of the paperwork and legal issues that make property management overwhelming to the private owner.


Leasing

Our extensive tenant screening process includes a two-page application completed by the prospective tenant.  We thoroughly check all necessary references before leasing.  This process includes; previous rental history, credit check, background check, landlord reference, and employment verification.  Proper tenant screening decreases your risk of ending up in court trying to recoup delinquent rents and other damages.


Maintenance

Our knowledge of maintenance costs and repair methods enables us to avoid unnecessary repairs and reduce maintenance expenses for our clients.

Over the years, we have formed excellent relationships with vendors, contractors, retailers, etc., who offer us discounts for our business.  We gladly pass all discounts on to our clients.  We have a crew of independent contractors who make us their priority.  We directly supervise all maintenance work.  Tenant calls are quickly responded to and we are on call 24 hours a day.  Our main goal is to protect the welfare of both the property and the tenant.


Accounting

Accurate records are maintained of every transaction involving your property.  Monthly operating statements will be sent to you with a detail of transactions.  We encourage you to allow us to handle all transactions pertaining to your property (taxes, insurance, loan payments, etc.) so that our statement will be sufficient for tax preparation.  In addition, our statements have been proven to be invaluable selling tools when the time comes!

Tenant Relations

We work closely with our residents to insure their comfort and happiness with their decision to rent your unit.  From our courteous, professional service at check-in and daily management of their maintenance needs, to our prompt security deposit disposition, we have developed a reputation for having a “tenant friendly” staff.

Unfortunately, not all tenancy experiences are positive.  We employ an office policy that ensures fair and efficient rent collections.  Should the need arise, we will represent you in court to handle all collection of delinquent rents, damages, and evictions.
